I think the Hangover itself is still hilarious and has aged wellâŚI just prefer to ignore the fact the sequels exist. Just rewatched it earlier this summer and itâs still funny as hell. The first time youâre so focused on the plot twists, but thereâs so many little moments that kill me. Like the end of Stuâs song:

So whatâs the difference between sweetens and Jax beach? Tax situation? Year round play? Is there really no hope for low cost European style country club model or just really really need a specific set of circumstances to make it work
Iâm wading into territory I shouldnât be in. But I think the first big difference here is likely the fact that the city owns the land. Which is not the case at Sweetens. And land is expensive. This is why Tronâs âItâs the muniâs, stupidâ back page in the Golferâs Journal makes so much sense. Governments providing these spaces for the community makes better sense for everyone involved IF they get the particulars right.
Sweetens also seems tougher to maintain than Jax Beach does. Even 9 vs 18. It sits on a flood plain needs to play a particular level of firm.
Also, Jax Beach did 60,000 rounds this year. No idea what Sweetens does. Maybe a third of that?
Sweetens fascinated me, one of the most fun places but difficult to have steady traffic with such a high percentage of out of town players. with lodging, distillery, and general hangout areas being built I wonder if it becomes a pseudo bachelor party location. Minor league baseball down the road, tons of alcohol, chik-fil- a nearby, golf, etc.
Would love to see municipalities steer into the sweetens model of golf, fun, exciting, playable, walkable.
Exactly. But need to understand what makes jax work and what makes it hard for most courses to break even.
Oversupply of golf courses, unplayability, obsessed with conditions all hurt. If there were less but better courses there would be less issues in my opinion
Agree that some must die so others can live but not sure that would offer lower cost opportunities. Just not sure that the increase in rounds at surviving courses is enough to offer lower prices.
I know ay my club there is always a mild concern about assessments and the club has been in existence for decades. Just maintenance and occasional improvements plus insurance and salaries seem to make for a relatively high monthly nut.
Was thinking about privately owned open to public courses, memberships are a different beast imo
