Fingers crossed Flock, we just got an offer accepted on a house in Michigan and our house goes on the market this Friday.

Still have a long way to go on this one since we are contingent and have to get through inspection on this and the house we are selling.

But the home we are going to be under contract for is in West Bloomfield.

Like I said, early days. But things are moving now after a couple false starts. Been through a wide range of emotions this month on the home searching front. This would be a “third time is the charm” situation.

Good luck! It’s wild out there these days, and nothing is done until its done. We watched a friend have 3 different offers fall through, including one where the appraisal came in under the asking price so the mortgage wasn’t approved. The seller refused to budge because they insisted the appraisal was higher, which turned out to be them thinking that the estimated value on Zillow was an appraisal. Every idiot with a house thinks they are going to sell it for a killing right now.

Wild people are still thinking that, because it’s pretty clear that the market is cooled. Obviously all markets are different, but where I’m at which has been probably the most desirable neighborhood in the city houses that used to sell in a week have been sitting on the market for up to 70 plus days now.

Your comment speaks to me on a very, very deep level right now. The other two houses we’ve put offers in on had been sitting for 30+ days and our offers were not immediately accepted only because of our contingency. We eventually lost out on those because another offer came in shortly after ours that wasn’t contingent, but they were also much less than ours.

This house we are under contract for now has been sitting for 20+ days now and we were the only offer on it.

I’m crossing all of my fingers and toes that we are pricing our current house correctly (our agent seems to think so and he’s very experienced/smart) and our market is hot enough (thank god we live close to Wright-Patt) that we will be under contract to sell quickly.

My old house was listed yesterday and will officially be on the market Thursday. My agent talked me into listing it for 10k more than I figured was a good price and he’s already asked me if I care if he starts showing it early because he has one of the agents in his office thinks it’s perfect for his client and a couple of investors have reached out. So in my experience I’d trust what your agent says.

We trust our agent implicitly. He was great at helping us buy the house we’re getting ready to sell. He’s been nothing but great for us. We’re only sad we couldn’t use him to buy the house in Michigan as well.

The worlds are sort of colliding in Ann Arbor right now. At least in our neighborhood, houses are being listed for much than they should realistically be worth, especially considering many are original and need a ton of work. They are definitely staying on the market longer, or going contingent and then back on the market multiple times. Eventually they are still getting sold at or near those high listings, though. The barrier for entry into A2 remains high, so it seems like a lot of people are just resigning themselves to overpaying.

I can’t be thankful enough everyday that the house we bought went on the market the very first day of lockdown, and we have an absurd mortgage rate compared to today.

Michigan folks, especially those around Detroit… my fiancee has a third round interview (gotta be a good sign) at a hospital in Grosse Point… Even though she’s from MI, she’s a west-coast “elite” coming from Grand Haven, and doesn’t really know anything about the east side of the state, or Detroit. Me, I have even less idea of anything regarding Detroit…

What would be some good areas to look for a place to live? Close proximity to the hospital would be great but not required. As long as she can get to the hospital relatively quickly, that’d be just fine.

Any thoughts on the area?

I would think that any of the Grosse Pointes (Park, Shores, Farms) are your best bet (but also $$$). I’m sure @Qslusser or @zeoalex can add to that.

Good luck to her. I live in Grosse Pointe Woods (generally the least expensive of the 5 Pointes) and love the area. If she does get an offer and you start house hunting let me know, I know a great real estate agent.

How quick of a commute to work you looking for? I feel like a suburb like Berkley, Royal Oak, Ferndale are all about a half hour out.

Grosse pointes (further south / east of Mack the better) aka closer to the water the better.

Depending on drive time I’d tend to skip past most everything between the grosse pointes and jump to the royal oak, clawson, birmingham, etc area.

St Clair shores has some really nice areas as well

This is super general as there are nice pockets in all of the non green areas, but as a general rule of thumb.
