random thought, generally speaking…

people join second clubs that cost them LESS than their primary. This place would likely have the biggest downstroke and dues of anywhere by a good margin. People would basically have to leave their primary club to join here if they’re a local.

I was responding to Vince’s suggestion that their target market are people from the big-money clubs in the area looking to join a second club for better golf.

The “second club” is usually cheaper than your primary, which this would not likely be.

I think where your numbers/speculation fails is the actual market for what they are offering.

Dropping what they are going to ask with their location while offering less than KCCC/MCC/IHCC/MCC/Hallbrooke/Oakwood/Blue Hills isn’t for your run of the mill million dollar home, send the kids to Pembroke/Barstow/St. Paul’s/Rockhurst, parents are both successful professionals crowd. That crowd is gonna be a tough sell on paying big bucks for something that maybe offers a little better golf (yet to be seen) in a location that is further away/less accessible than their primary club and doesn’t have the pool, tennis, nightly dinners, monthly social events type stuff. Plus even a decent amount of that crowd is at Wolf or even Oakwood if they like golf only or Carriage if they don’t like golf as second clubs.

So their market is ABSURDLY wealthy 60k no big deal crowd but those people can do Prairie Dunes for cheaper or realistically anywhere with a decently close private airport.

Unfortunately for me I have been exposed to both crowds my whole life (not necessarily a part) and when this project has been mentioned to people I know that you would think would be their market they have laughed it off because of the reasons above (cost, location, not offering really anything more than what they already have).

It would appear they got funding from somewhere and I would pay good money to see what that pitch deck looked like.

having a $1M home doesn’t mean squat, except for big increases to your property taxes and insurance…which leaves you less money for golf.

You can probably do PD plus a Netjets card for 3 trips/year for less than this place.

Simply it’s much easier to find stuff. It’s easier to set up alerts, chats. Etc. I’m surprised NLU is still on the refuge. Lots of history I guess. Most of their contemporaries have already moved to discord or whatsapp

I used discord for like 1 week with TGJ and did not like it.

But I’m an old.

It’s telling that the boys aren’t posting their refuge post of the week. They are posting their slack app message of the week. Faster, mobile, easier.

I love it cause we can all basically be in a categorized group text together with significantly more functionality than the Refuge offers. Plus, @dorourk3 gave us all sick accolades.

Having D help us was huge. I think everyone would like it more if set up properly from chats to alerts

TGJ discord is AWFUL. There’s no scale to it and their onboarding was bad. It may have gotten better but it’s as overwhelming as the refuge.

How the hell many bunkers?! We redid ours as billys last year and it was about 300k for all 54 on the whole property.

drainage tie-in is a big expense I think. We also need to reposition most of ours. It’s basically scraping the site and building new from scratch.
